In a Nutshell We have a great opportunity for a Commercial Director to join our team within Vistry Services - Special Projects, at our Brentwood office. This role will be managing the significant budget of building safety for the Vistry Group, with an emphasis on the recovery action of costs against supply chain, insurance and/or opportunities for additional works. As our Commercial Director you will be responsible for the regional Surveying, Buying and Estimating team and will lead, coach, and develop the team to meet departmental targets and achieve success. You will develop, review, and implement the Company's strategic commercial objectives and be responsible for ensuring accurate financial cost control, budgeting and forecasting. Working with procure to pay/cost reporting and document storage systems, such as COINS or Agresso, ideally Xpedeon Strong mathematical and IT ability Strong negotiations skills Ability to assess and analyse information Good business sense Good understanding of budget management Must be proficient with Coins IT system & Viewpoint document management system. Excellent communications skills Able to work under pressure, and accept criticism of work Good team working skills Accurate with an eye for detail A methodical approach Capable of strategic vision Decision making/problem solving/multi-tasking Willing to work extra to meet deadlines as and when the business needs require it Desirable - Attended courses in Line Management, Performance Management, Presentation and Negotiation Skills. Experience working as a Contractor on refurbishment projects of occupied buildings. An understanding of external influences affecting the housing and property markets, with acute business acumen, vision, and strategic capabilities. More about the Commercial Director role Effectively manage and support the wider Commercial team across an array of daily activities, ensuring adequate resourcing, people development and talent management. Review and implement training requirements to ensure all members of the team are developed to their full potential. Ensure that adequate controls and disciplines are in place and adhered to, constantly striving to review and update existing processes and procedures. Oversee all of the Quantity Surveying duties, including budget preparation, cost to completes, authorisation of subcontractor procurement, payments and claims. Oversee material and plant budgets, authorisation of supplier procurement and monitoring the maintenance of development budgets and cashflows. Advise the wider team on technical solutions, buildability and costs at the design stage in conjunction with the Technical Director and Construction Director. Collaborate with and coordinate a strong working relationship amongst key stakeholders within the business, namely Technical, Finance, Construction and Customer Services. Monitor the performance of subcontractors and suppliers against programmes and forecasts, managing relationships with subcontractors and third parties to understand their requirements, negotiating ongoing contracts with suppliers and making recommendations as required. Monitor the Regional performance of both cost and cashflow against annual budget to ensure delivery against financial quarter end targets. Research and develop new concepts, innovations and specification ideas, together with cost advice, in order to make recommendations to the Special Projects/Managing Director.
