The role We are currently seeking the services of a Building Services Manager to join the team at the celebrated Karrinyup Shopping Centre and take overall responsibility for the building services contracts and contract teams in relation to hard services. The primary focus of the Building Services Manager is to ensure that the centre is safe, secure and inviting for both tenants and customers from a property operations perspective. You will also be responsible for maximising operational efficiency and increasing return on investment, whilst managing safety and risk. What you will be doing Managing the centre’s building services contracts, together with ensuring the appropriate policies and procedures are in place in respect to Building Services Management including; Fire Services, Vertical Transport, Electrical & Hydraulic Services, Mechanical Services, Building Compliance, Car Park Systems, BMS, Cooling towers & Water Treatment and Communication systems. Managing and delivery of the centre’s Annual Essential Safety Measures statement, as well as assisting in audits which relate to the Building Services of the property and completion and close out of associated action items or defects. Assisting the Senior Operations Manager, where appropriate, in the compilation and delivery of the centre’s Operational & Capital expense budgets in line with targets set and project manage and complete the Building Services component of the centres capital works budget. Managing and delivering the centre’s sustainability targets, with direct reference to Electrical, Water and Gas along with the associated reporting of these line items. Understanding the centre’s Fire Engineered Solution and reviewing any potential impacts to thing such as Tenancy Fitouts and Events with a solution based focus. Assisting the team in resolving Common area and tenant issues which have building services elements. What makes you stand out Your significant prior experience as a tertiary educated building services or property operations, within the retail property sector or construction industry with proven experience project management skills including contract and contractor management combined with well-honed negotiation skills and the ability achieve set goals. Your excellent understanding of building codes and regulations, coupled with sound experience managing safety, risk and emergency management. You will also need exceptional communication skills, the ability to develop effective working relationship and have strong skills across the MS Office suite. This role would suit an experienced Business Services Manager who has worked within the retail sector who is solution and safety oriented and wishes to grow their career within the leading shopping centre in Perth.
