Job Description
Who You Are Possess excellent building pathology knowledge with a minimum of 5 years of experience in responsive repairs, preferably in Housing. Exhibit excellent customer service and communication skills, combined with reliability and a methodical approach with attention to detail. Capable of using IT and computer systems effectively, and skilled at identifying and resolving problems. Demonstrates strong literacy and numeracy, along with the ability to plan, organise, and prioritise work to a high standard. Understands customer needs and excels at clear communication across various platforms and with a diverse range of people. Shows a strong commitment to collaboration and teamwork. Holds qualifications that evidence continued professional and personal development. What the Job Involves Work full-time, Monday to Friday, 36 hours per week, office-based, reporting to the Senior Property Surveyor. Duties require working across the city as determined by service needs. Collaborate with the Area Repairs Manager to develop systems for inspecting property conditions and addressing reactive repairs and cyclical maintenance efficiently. Engage with colleagues in Housing services to enhance quality and customer satisfaction, and manage resource deployment to handle workload changes effectively. Highlight key investment needs to the Property Planning and Assets Team for appropriate planning in major works programmes. Provide high-level technical support and manage local repairs contract delivery, ensuring compliance and collaboration within Housing services. Ensure comprehensive implementation of health and safety policies for residents, staff, and contractors, offering expert advice on applicable laws. Offer strategic leadership within the Housing portfolio, working collaboratively with various stakeholders to achieve council objectives and priorities. Ensure high standards in property repairs and quick resolution of complaints, managing insurance claims and documentation accurately. Conduct thorough inspections and manage orders and reports using approved systems, ensuring timely communication with residents. Handle contract or cost variations and manage payment approvals for contractors, maintaining thorough records and adhering to policies. Carry out pre-inspections and proactive checks for insured perils, maintaining records, and responding to insurance inquiries within SLA timeframes.
