As a key contributor, the successful candidate will work closely with the Senior Development Manager and Senior Technical Manager, providing essential support in revising and executing the company's development programme. This role demands a proactive individual capable of ensuring that critical submissions align with the stringent deadlines set by Homes England and the overarching development programme.
Responsibilities include managing a diverse array of mainstream activities, both pre and post-contract, concerning development schemes. The role requires effective coordination with building contractors, residents, developers, consultants, solicitors, and local authorities. Furthermore, engagement with town and parish councils, communities, potential customers, and internal as well as external stakeholders is paramount.

You will be responsible for:
* To project manage a variety of housing projects of varying sizes utilising a project team approach; organising, coordinating and controlling the day-to-day client responsibilities, involved with land and property purchases, contract management, financial project monitoring relative to new housing developments and major refurbishment schemes.
* To regularly attend sites and site meetings building positive relationships with the contractor’s site managers and ground teams on each development scheme to monitor progress and quality of delivery in partnership with Employer’s Agent and Clerk of Works. Highlight key risks and concerns as necessary to the Senior Development Manager particularly with regards to health and safety, quality, budget and programme.
* To arrange viability appraisals at key stages for each project.To assist the Senior Technical Manager in all aspects of pre-construction scheme management to include technical due diligence, technical approval for section agreements, liaise with Legal Contractors Officer to progress legal agreements, coordinate design reviews, support the planning and procurement process.
* To project manage a variety of housing projects of varying sizes utilising a project team approach; organising, co-ordinating and controlling day-to-day responsibilities, involved with land and property purchases, contract management and financial project monitoring relative to new mixed tenure housing developments.
* Help identify appropriate land or property acquisitions (including Section 106 homes), arrange valuations and collate overall costs to determine scheme viability, liaise with local housing management staff to identify appropriate development opportunities.
* To prepare briefs to consultants dealing with feasibility studies, detailed designs, land or property valuations, acquisition, cost and contract management, various surveys and construction related services.
* To co-ordinate the activities of the various consultants and contractors, ensuring projects conform to the agreed requirements and procedures, programme deadlines and budget provision.
* To research and identify grant assisted renewable energy saving solutions.
* To communicate with customers and members of the public, dealing with general queries, concerns and complaints concerning development schemes and related matters in a courteous, helpful and positive manner.
* Ensure that designated individual schemes’ defects are rectified in line with the provisions of development contracts, including liaison with customers, contractors/developers and internal stakeholders to ensure their resolution.
