Associate Director Rural - Portfolio Management & Strategy

Location: Telford

Contract Type: Permanent


Our client, a leading global real estate services provider, is seeking an experienced Associate Director to oversee the management of a diverse rural, commercial and residential property portfolio. In this pivotal role, you will have the opportunity to drive strategic initiatives and deliver impactful projects that contribute to the organisation's continued success.


Position Overview

As the Associate Director, you will be responsible for overseeing the management of a diverse property portfolio, negotiating lease terms, ensuring regulatory compliance, and developing budgets and financial forecasts. You will play a key role in identifying and delivering projects that generate additional revenue and capital for the estates.


Responsibilities

  • Oversee management of rural, commercial and residential property portfolio
  • Negotiate lease terms, renewals and rent reviews
  • Ensure compliance with health, safety and property regulations
  • Develop budget proposals for income, expenditure and capital projects
  • Identify and promote opportunities to generate additional revenue
  • Prepare investment approval proformas and obtain necessary consents
  • Procure building contractors and negotiate contracts
  • Manage capital projects from inception to completion
  • Develop 5-year capital project forecasts
  • Support delivery of up-to-date project trackers


Requirements

  • Proven track record in managing diverse property portfolios
  • Experience in procurement, contract negotiation and project management
  • Strong organisational, planning and prioritisation skills
  • Approachable, engaging and diplomatic communication skills
  • Ability to collaborate with colleagues and develop strategies
  • Interest in rural affairs and appreciation of public expectations
  • Strategic thinking and ability to innovate beyond current models
  • Proficiency in setting and overseeing budgets
  • Chartered membership of the Royal Institute of Chartered Surveyors
