Project Manager - Staines - Freelance or Permanent - January Start
My client is a main contractor who are seeking to recruit a Project Manager for a £15m New Build Industrial Scheme in Staines which commences in January 2024.
They will consider permanent or freelance for this position.
The Role & Project
Looking for a No1 Project Manager to run the scheme from inception to completion. A £15m Multi Unit Industrial scheme in Staines, reporting into a Senior Contracts Manager.
* Develop project objectives, deliverables, and timelines.
* Plan resources, define roles and responsibilities, and determine the project scope.
* Prepare detailed project plans, schedules, and budgets, coordinating with stakeholders and subcontractors.
* Manage project budgets, forecasting expenses, and tracking financial progress.
* Identify potential risks, including delays, cost overruns, safety concerns, and environmental impacts.
* Develop mitigation strategies and contingency plans to handle project risks effectively.
* Monitor and resolve issues proactively, coordinating with all relevant parties.
* Ensure all necessary permits and licenses are obtained and maintained.
* Oversee compliance with building codes, safety regulations, environmental laws, and local ordinances.
* Ensure inspections are scheduled and passed, addressing any compliance issues promptly.
* Coordinate resources, including labour, equipment, and materials.
* Schedule and allocate tasks to subcontractors, construction crews, and consultants.
* Monitor subcontractor performance and quality, addressing issues as they arise.
* Serve as the main point of contact between stakeholders, including clients, architects, engineers, and subcontractors.
* Monitor construction quality, ensuring compliance with project specifications and standards.
* Conduct inspections to verify that work meets quality and safety requirements.
* Develop and oversee the project timeline, identifying key milestones and deadlines.
* Manage changes to the project schedule, assessing impact on cost and resources.
* Ensure that construction phases are completed on time, addressing delays and reprioritizing tasks when necessary.
* Implement and enforce safety policies and procedures on the construction site.
* Conduct safety audits and ensure the workforce is trained on health and safety practices.
* Manage incident reports and ensure corrective actions are taken to maintain a safe work environment.
* Maintain accurate project records, including contracts, change orders, and progress reports.
* Track daily logs, project plans, and financial records for future reference.
* Provide comprehensive project reports, documenting all phases of the project and key learnings.
* Oversee final inspections, ensuring all punch list items are completed.
* Close out project files, finalizing documentation, and facilitate handover to the client.
Pay
* £75k-£80k + Car Allowance + Package
* Freelance Rate - £350-£375pd
