We are seeking a dynamic and experienced Preconstruction Project Manager to join our team in the luxury residential construction industry. This is a permanent position that offers a unique opportunity to work on high-profile projects, providing bespoke solutions to our elite clientele. The ideal candidate will have a comprehensive understanding of project management, construction start-up processes, client-facing tasks, reviewing plans and structure options, custom changes and setting benchmarks. If you have a passion for excellence, an eye for detail, and a commitment to delivering high-quality luxury residential projects, we would love to hear from you.
Responsibilities:
1. Oversee and manage the preconstruction phase of our luxury residential projects, ensuring all aspects are planned and executed efficiently.
2. Collaborate with architects, designers, and clients to develop custom pricing models that align with the project's specifications and budget.
3. Interpret and analyze blueprints, ensuring all details are accurately captured and incorporated into the project plan.
4. Serve as the primary point of contact for clients, maintaining open and effective communication throughout the preconstruction process.
5. Conduct risk management assessments during the preconstruction phase to identify potential challenges and develop mitigation strategies.
6. Foster strong relationships with subcontractors, suppliers, and other stakeholders to ensure a seamless transition from preconstruction to construction phases.
7. Continuously monitor industry trends and advancements in technology to identify opportunities for improving our preconstruction processes and deliverables.
Qualifications:
1. Bachelor's degree in Construction Management, Civil Engineering, or a related field.
2. Minimum of 5 years experience in project management within the construction industry, with a focus on luxury residential projects.
3. Proven experience in construction start-up processes, client-facing roles, custom pricing, and blueprint reading.
4. Excellent communication and leadership skills, with the ability to manage multiple stakeholders and maintain strong client relationships.
5. Proficiency in using project management software and tools. Builder Trend a plus.
6. Strong analytical skills, with the ability to interpret complex blueprints and develop accurate project plans.
7. High level of attention to detail, ensuring all preconstruction processes are executed to the highest standard.
8. Ability to work under pressure and meet tight deadlines without compromising on quality.
9. Strong problem-solving skills, with the ability to identify potential risks during the preconstruction phase and develop effective mitigation strategies.
